An interesting scam has been operating in Australia in recent years, with "how to be a property developer" wealth spruikers who just happen to be Scientologists working together to relieve investors of their money at every opportunity. They tout themselves as having a wealth of experience, but they baulk when a "development approval" comes through and it's time to proceed. They boast of having been involved in hundreds of millions of dollars worth of projects, yet are never able to put any of their own money in to the venture.

And they quite happily let you go broke with no concerns about the endless delays.
